The uncomfortable truth is that almost all of it traces to one preventable cause: water going where it shouldn't. The enemy is always water

- Check periodically for standing water, damp insulation, musty smell, and rot or fungal growth on the joists and subfloor above.
- Watch for pests: damp crawl spaces attract termites, carpenter ants, and rodents that nest in insulation.
- Consider a dehumidifier or encapsulation in chronically humid crawl spaces -- the cost is far below the rot repair it prevents.
Reading foundation warning signs
Foundations telegraph movement, and catching it early is the difference between a monitoring project and a major repair. Watch for new or widening cracks in the foundation, especially horizontal cracks or stair-step cracks in block or brick (more concerning than thin vertical hairline cracks, which are common as concrete cures).
